The Brookes on the Bay revitalization project was undertaken to transform this once dilapidated and run-down building into one which would be worthy of its prominent beach location and strove to regain its status as one of the bay's more important sites.

With the inclusion into the program of both retail, restaurants and offices the design challenge lay in producing a retro-fit for the existing shell which accentuated the specific location and context of the building as a prominent 'beach front' piece of architecture whilst still remaining flexible enough to be truly mixed-use.

Light and airy canopies over verandahs, open air courtyards and flowing, curved terraces serve to bring this building into the contemporary era for the bay as a whole.
